Greater Noida Housing Scheme – Notice from CGEWHO

Reference advertisement’s and notices published with regard to announcement of scheme and postponement of draw of Greater Noida Housing Scheme.
2. In continuation to Notice No. 3 web-published at CGEWHO’s website, it is informed that issue related to progress of additional purchasable  FAR and  to approve the release of advertisement for eligible Central Govt. Employees (covered under New Pension Scheme) who are appointed on or after 01.01.2004 was put-up before 91st Executive Committee meeting of CGEWHO held on 10th April 2012. It has been decided by the Executive Committee of CGEWHO that:-

The issue regarding additional purchasable FAR and approval of the release of fresh advertisement was discussed. During the discussion CEO briefed the status of pendency approval of FAR. CEO informed that in response to his letter to GNIDA, GNIDA has clarified that purchasable FAR is an enabling provision and shall not be  allowed to any allottee as a matter of right. During discussions CEO sought recommendations for approval of Governing Council for publishing of an advertisement for the Central Govt. Employees who had joined on or after 01.01.2004 to apply for Greater Noida Housing Scheme for registration. After due 
discussion, EC mentioned that issuing an advertisement before obtaining the exact FAR may not be appropriate. Accordingly EC advised to obtain the final FAR before bring the issue to Executive Committee. Further, Chairman, EC informed that if required the good offices of Joint Secretary (Housing) & Chairman, EC may be utilized for getting the approval of increased FAR.”

    after 25th October there is no updation on this blog. It seems people mamaging this site are hands in glove with cgewho management. Successful registrants please be vigilant. I am not sure whether this article will appear in this blog. I myself have posted article twice in the last fortnight giving valuable inputs. But it is vanished !!!!

    So far Greater Noida is quite a sleepy place…market rate may not pick p in 5/6 years… so .. investors can keep away…
    People who want to buy flat for living may find it good

    Greater Noida has lot of potential in it. Though it is not fully developed. People have gone there earlier to have their house on cheaper rates just 6-8 years back but now it is not cheaper as it has to be. And if CGEWHO also behaves like builder mafia for asking higher rates then it is not worth for common Govt. servant to have the flat. Resale vaule for flat is much lower than other places like Noida/Ghazibad and also rental value is also just half of Noiad. So I mean to say that rate must be half of the Noida rate as have been earlier. But present rates are not half. By staying there one can not rely on public TPT. You have to spent 2 hours to reach Delhi. As I am resident of Gr noida since 2003. So in nut shell rates of CGEWHO flat must be arount 2000/- sqft. SPS Yadav

    one of my relative has purchased a 4 room flat by a reputed builder in GN for about 3000 per sqft. but it comes with various modern facilities and amnities. I am not sure whether cgewho provides these modern facilities like gym, swimming pool, club, auditorium etc etc

    why the hell cost is not getting disclosed? the rate of newly constructed flats are being offered at Rs 2300-2400 psf by many builders. Cgewho being non profit organisation can offer it much much cheaper say 1300-1400 psf?

      bro.. tell me the builder name who is providing flat in 2300-2400 psf in GN..!!! All builders are asking 3200 to 3400 psf rate.

    Noida and Greater Noida are any day 50 times better than Navi Mumbai ( huh what a trash !).But the rates in Navi Mumbai are 5 times higer than Greater Noida…

    NO PREMIUM AT ALL. SOMEONE IS SPREADING RUMOUR ON THIS SITE. THE AREA IS NOT FULLY DEVELOPED. IT IS BETTER TO HAVE A FLAT AT SONEPAT, BHIWADI, MOHALI IF ONE CANMNOT AFFORD NOIDA OR GURGAON. THERE WILL BE NO APPRECIATION OF PROCE EVEN AT LEAST FOR 5/6 YEARS. ONLY, ONLY IF METRO (NEAR THE PROJECT) AND AIRPORT COMES UP AT G.NOIDA, THEN ONLY ONE CAN EXPECT SOME APPRECIATION OTHERWISE IT IS WISE AND BETTER TO COME OUT FROM THIS SCHEME. PRICE IS REALLY .. REALLY TOO HIGH ! IF THE PRICE REMAINS WITHIN 1500-1800/PSFT, IT IS OK. THATS ALL, FRIENDS !

      But they say Greater Noida is going to be the best planned city of India ??? Night safari, Formula-1 race track and many other features that make the place comparable with the best around the world??? Possibly it is worth waiting for 5/6 years and then possibly the development will make everyone realize the investment was worth it…???

    Ha ha ha ! one of my friends has done a sting opeation of Cgewho's big boss. Shortly it will be in the out friends ! How they fleece and manipulate govt employees will be coming out with a bang ! just wait !!! Something is still coooooooking up. RATE OF GNOIDA WILL NOT, IN ANY WAY, MORE THAN Rs. 1500/sqft.

    We are still guessing the rate… whereas CGEWHO has sent letter to unsuccessful applicant.
    Reception is telling Rs. 3000 as price for the scheme.
    Why there is delay in fixing rate? Are they are still checking the public mood for the rate

      reception started from 2700 and reached 3000, it looks like airlines tickets, more clicks on their sites and rates increase, same way great cgewho is working, more calls for inquiry, and their rates go up.

    1500 Rs per sqft is ideal… someone gave that rate chart earlier

    In no case should it go more than Rs 2000 persqft.

    After all Greater Noida is in UP…

    Northern India can never be as safe as Mumbai or Southern part of India…hence the rates are likewise…

      in chennai rates were 1600 per Sq-ft. and safety issues are there in southern india also.

    greater noida scheme was started in 2011, scheme was delayed due to their definition of Govt employee, but who stopped them from calculating cost of project and master plan.
    CGEWHO should not say that they were waiting for increase in FAR.
    Any way who stopped them from making master plans for two FARs of 150 and 275. now delay for waiting for FAR will increase the project cost, which we will have to pay.
    if CGEWHO says that two master plans can't be made for one scheme( even if that reduce the overall costs), then it should not say that it is autonomous body for benefit of people under a ministry, which has poverty alleviation in its name.
    one more point, max limit for HBA is 30 laks plus 25 % increase in special case, hence how CGEWHO can show their construction cost to be very high, when overall land cost is vry low.

    Yea I guess with all these opinions the rate should not go above Rs 2000 per sqft even in the worst case…
    My gut feeling is that it will be around Rs 1700/ per sqft.
    Greate noida is much far away and it will be difficult for cgewho to invite people with a rate more than Rs 2000 per sqft…

    Sir, I dont know much about this project/rates/cgewho. All i just know that i am a poor govt. servant with limited or fixed salary (GP-4200) only earning man from my family. After reading this forum, I think that i will not be able to pay the installments of such huge amounts for type C. I dont want to entangle in sleepless nights. please provide pros & cons of House Building Advances?? can we take HBA and bank loan both?? Advice plz

      loan and hba at the same time will ruin you..if u r eligible for HBA ( 10 yrs service ) take it ( maxm limit 30 lakhs …chk swamy's handbook for the emi details. for a person with a 30000 pm salary your hba advance will be limited ( 134 times i think) plus if u want to take loan then cheapest is sbi (10.2 ) but at 30000salary banks will not give more than 20 lakhs for 20 year loan….private banks can give u more but they charge higher interst….only solution is mate ki cost ko negotiate kiya jaye

      max HBA amount is 7.5 Lakhs only, so any way bank loan will be required. and negotiate kiya kis se jayega, if these people keeps on delaying, it will increase the cost only.
      one more thing, what are the rates in that area.

      Rates are 2400 per sq ft for fully constructed flat. under construction are available at 2000 upwards. you cannot get HBA if cost of the house is more than 30 lakhs.

      cgewho got land practically free in greater noida. 600 per sq meter. their cost of construction is 1000- 1200 square feet.

    Of course, G.Noida land was much cheaper than that of Jaipur. Jaipur area is more developed and people are cultured in around Jaipur than G.Noida, where mostly …….type of people live there presently. I have every detailed knowledge of the rates at which CGEWHO acquired that piece of land and other misc. expenditure incurred on converting bigger FAR. At the appropriate/opportune time it will be disclosed in this platform and in the Courts of Law. A few CGEWHO people in the management of the organization cannot hold the successful registrants to ransom. Friends, don't worry…. rate won't be more than Rs. 1700/- (plus minus Rs. 200/- per sqf). Just have patience. Let the demand letter come, the cat will come out of the bag !!!!!

    Whne pvt builders can provide flats in 2500/- per sqft then Rs 2200 per sqft may look ridiculous…

    At the most it should be 1800/- per sqft

    Jaipur allotees were given flats at the rates of 2000 per sq feet after escalation. Anyone has idea at what cost land was alloted to CGEWHO there?

      land was cheap, acquired at 130 per Sq-ft in 2010, According to their site (from minutes of meetings at their web page)loan of 58 crore was taken for increasing FAR. that comes nearly 260 per Sq-ft. Add 1500 per Sq-ft for cinstruction and nearly 400 per Sq-ft, price should not be more than 2200 per Sq-ft. Please add any other expense below,which i am missing.

      above given price is not possible, but arranging more money than that is also not possible. one more thing, if price is more than that, will we get HBA.

      I was just hitting on another projects of CGEWHO e.g JAIPUR (PHASE II)OPEN FOR GENERAL PUBLIC ON 'FIRST COME.FIRST SERVED' BASIS
      The price of B type flat (1092 rs/sqft) is 27 lacs, I cant understand why the hell these flats are so costly?? Same rates have also been implemented for Type B flats in the scheme of so called LUCKNOW??

      jaipur and lucknow are ready to move flats, hence interest comes into picture, chennai they gave 1600 per Sq-ft(final), now lady on phone tells different rates every time, try it some time.

    My friend who is going out of the country, not to worry at all. Contact a property dealer who will act on your behalf behind the shadow. Take out a hefty premium from him and give him the power of attorney (indirect sale !). So simple !

    I have been allotted a Type C. However, I am moving out of India in a months time for 2 years. Can anyone tell what shall be the procedure next after allotment of DU and how long will it take? Can I work by giving power of attorney?

    Untill declared on website the rate can not be known to anyone… Rs 2700/- or Rs 1700/- per sqft …

    Nothing is clearly known untill they declare it on their website..

    So wait for it to be finally sure…

    Since this scheme has been the talk of the town I do not think there can be any 'chakkar' now… I am sure the rate will be favourable for most of us…

    I am planning to get a Stay-Order from the court if CGEWHO reduces the rate from Rs. 2700 sqr/feet as informed by them. Why did they misguide people? I might get a D-type flat but i could not apply for Type-D because of the their prices (i.e 2700 sqr/feet) and lost the chance. The draw should be conducted again after the price declaration.

      d type is undersubscribed mate…u can apply when the scheme is reopened for priority 2 or 3….why r u creating more roadbocks in a already traffic jam situation..and dont worry the price will not be far from 2700

      traffic jam for this scheme is really bad, but i do not understand one thing, most of their schemes are under subscribed, this scheme looks highly in demand.
      their prices in other schemes are O.K, but for this scheme they are quoting very high prices over phone. Rates in central govt organisations for constructing residential houses don't go more than 2000(with out taking land cost) for very good specifications, how will they account for 2700-2800.

    Dear friends, Rs, 1150/- sq. ft. why not disgestable. Agreed, price in that area may be 2500/-, but understand one thing, builders make profit is approx 30-40%. They have to grease the palm of so many stake holders. But in this case, CGEWHO is the govt orgn. and they are not going to give any undercut to anybody. It is only the building cost/material cost etc (i.e. the overall constructuion cost)plus some other misc cost. Here there is no PROFIT. For example if a builder flat costs Rs. 35 lakhs, the builder makes a profit 10,50000/-at least(even if it is 30%). In that case actual cost price comes to 24,50,000/-. Is it clear, my dear pessimit friends ? Pl. logically ponder over it and don't go by hearsay only. Good luck & good investing!

    CGEWHO must initiate necessary action regarding payment of interest on the deposited amount to all the unsuccessful applicants .
